BWP REIT PLC is today trading on the Wholesale Market of IPSX, having raised £35 million by way of a placing of ordinary shares. This marks the Exchange’s third successful admission and the first UK real estate IPO in 2022, as the alternative capital market venue continues to attract single and multi-property asset owners seeking to raise capital via public markets.
BWP REIT PLC is a newly
established, externally managed, closed-ended investment company which owns the
landmark Bridgewater Place office building in Leeds, the UK’s third largest
regional metropolitan area and economy. The property comprises 234,711 sq ft of
commercial office space and 15,587 sq ft of retail units, with approximately 8%
of the total floor area currently vacant (as at 30 August 2022). Approximately
77% of the total floor area is occupied by the property’s three largest
tenants, who are classified as either ‘very low risk’ or ‘low risk’, with
global multinational law firm Eversheds Sutherland accounting for approximately
48% of the total floor area. The
weighted average unexpired lease term (WAULT) is 3.74 years.
The £35 million capital raised from the admission will primarily be used to carry out a wholesale repositioning of the property aimed at increasing the asset’s valuation and potential for rental growth. The new company allows investors to own a share in the iconic office development, offering attractive income streams supported by strong covenants, transparent asset-level performance data and long-term reversionary potential through effective asset management.
BWP REIT PLC’s admission follows
the successful admission of Mailbox REIT PLC and
M7 E-Warehouse REIT in 2021.
BWP REIT PLC has engaged M7 Real Estate Financial Services Ltd as the company’s alternative investment fund manager (AIFM) to provide overall portfolio and risk management services to the company. WH Ireland was IPSX Lead Adviser and Broker on the placing and offer, while market liquidity will be provided by Canaccord.

freeholders and their leaseholders, namely cladding remediation. BWP REIT PLC will
